The 5 Best Surveyors in Dublin Ensure Your New Home Is Safe and Solid!

I found a promising new home just a few kilometers from where I live. I thought it was a perfect place to live, away from the constant hustle and bustle of the city. Later, I checked the home and found that the owner was selling it for much lower than most urban spots.

I thought this offer was the best, but I had a nagging feeling that something was off about the place. That’s why I asked a few friends what to do. Eventually, I found that I can ask a surveyor to check the place out.

Lo and behold, the place had a crumbling foundation and aging plumbing, so fixing those will likely be a huge hassle. Hence, I didn’t push through with my purchase. Avoid making the same mistake by requesting assistance from the best surveyors in Dublin that I found!

How much does a structural survey cost in Dublin?

The average structural survey in Dublin costs roughly €445 – €500. Of course, the price can change depending on several factors, such as the size of the property to undergo the survey.

How We Chose The Best Surveyors in Dublin

Quality of Service: We selected the surveyors that were thorough in checking homes. They made sure no stone was unturned when assessing a property.
Professionalism: These surveyors arrive on time and perform their assessments in a timely manner, ensuring you can use the results for selling a home and other purposes.
Communication: Most people don’t understand structural surveys, so we chose experts who can explain their findings in layman’s terms. That makes it easier to use when deciding whether to purchase a home and when using the results for other applications.
Standards and Equipment: Surveying methods improve constantly, so we made sure our surveyors used the latest tools and equipment.

GetHouseSurvey is one of the best choices if you’re just availing of a structural survey for the first time. Its online booking process is so easy and simple!

Filling out the booking form and sending my payment only takes 2 minutes. Within 1 to 2 hours, the company will assign you a surveyor.

They went to my place and brought out their equipment. They conducted the structural survey and then told me they would send me the complete report via email.

A few days later, I received the complete report, which helped me avoid paying for a substandard home. If not for GetHouseSurvey, I might have bought a shoddy home that may have cost me much more in repairs!

Another thing that made me consider GetHouseSurvey as one of the best surveyors in Dublin is the simplified pricing plans.

For example, the “House Survey” is for homes up to 175 sq.m, which costs €699 including VAT. If you have a larger home, you may consider the “Large House Survey” which costs roughly €799.

GetHouseSurvey.ie guarantees that all banks and lenders in Ireland accept its reports, making it easy to use for home appraisals and more.

Their structural survey reports were truly detailed, but they had a few grammatical errors. Fortunately, the surveyors kindly sent us a new copy without the errors.

Pros

  • Quick and easy booking process
  • Great promos
  • Quality that exceeds the standard

Cons

  • Structural survey report had a few grammatical errors

Friendly and helpful staff

“We booked a pre-purchase survey with this company from beginning to end it was very stress free and efficient. Our bank questioned issues with the report and the surveyor Aidan went out of his way to help us. I highly recommend thus company”

Just wanted to say thank you to Adrien…

“Top class service, survey completed and report received within a couple of hours with every detail broken down. Such an efficient turnaround & lovely bunch to deal with, can’t recommend enough!”

Kennedy & Associates seemed a bit intimidating at first. Other surveyors positioned themselves as solutions for residential properties, but it turns out that this company offers more services.

Kennedy can conduct building surveys for homes and commercial buildings, but it also offers valuing services. At first, I thought these were the same, but they had key differences.

A structural survey only checks a building’s condition, such as the sturdiness of the walls and the condition of the plumbing.

On the other hand, a valuation assesses the value of a home or building depending on the structural survey and other factors.

I found it fascinating that I can use a valuation from Kennedy & Associates to negotiate a mortgage, reinstate my insurance, and use it for other purposes.

I also found it handy that the company can perform a defect analysis on a particular part of my home. I’m a bit skeptical about the strength of my old bathroom walls, so I may request Kennedy & Associates to analyze it.

As I mentioned, they also provide other services for commercial properties, so business owners may appreciate those. Kennedy & Associates is one of the best surveyors in Dublin I found that provides such comprehensive services!

However, my only real issue with it was that it closes on weekends and holidays. Some folks prefer to meet experts before paying for their services. Still, it’s great that it offers free online quotations!

Pros

  • Offers both surveying and valuing services
  • Approved for mortgage valuation reports by the top lending institutions in Ireland
  • Free quotations

Cons

  • Closed on weekends and holidays

“Highly recommend Kennedy and Associates. They were recommended to us by a happy client and sincerely glad we made the choice to go with them. Pat Gillooly surveyed the property and gave us a very detailed in depth 39 page report. He was methodical and thorough throughout. He even provided us with extra documentation and invaluable advice post survey. No hesitation in recommending them and I do believe you get what you pay for. Fantastic service. A gent. Thank you.”

“Kennedy & Assoc provided a quick and efficient service which gave me peace of mind. Communication was excellent and all personnel I encountered were pleasant. Would recommend”

What drew me initially to Property Healht Check was the free quotation. Like all customers, I wanted to see if they’ll charge me appropriately for their services.

Also, I wanted a second opinion regarding my previous structural survey. Surprisingly, not only did Property Health Check inform me of their services, but they also asked a few follow-up questions regarding my concern.

Eventually, they recommended a structural survey with an acceptable price. However, I felt delighted that they guided us through preparing for the upcoming building analysis.

Scheduling the survey and paying for it was a snap, and the surveyors were even snappier in arriving at my doorstep.

After a few hours, they finished their tests and then reiterated the company’s 3-Day Guarantee, which I saw on their website. It says PHC makes sure that it will send me a report within three working days of completion of the survey inspection.

What’s more, Property Health Check offers a full money-back guarantee if you don’t receive your report within three working days. Specifically, they’ll refund the price of your Pre-Purchase Structural Survey.

Speaking of Pre-Purchase Structural Survey, Property Health Check offers a free infrared scan for active water leaks if you book one. Also, it’s one of the surveyors in Dublin that offers services outside of surveying like Domestic BER Assessment & Certification

Perhaps one of my only concerns with PHC is that some customers complain that they missed a few parts of their homes in the structural surveys.

Pros

  • Promo for ree infrared scan for water leak
  • 3-Day Guarantee for survey reports
  • Great customer service
  • Free quotation

Cons

  • A few negative reviews regarding inadequate surveying

“From start to finish a great experience. I had some queries along the way and Helen is the customer care team couldn’t have been more helpful and warm. Being quite anxious about getting everything done I’m sure I was annoying but they were nothing but prompt and understanding. The report was done very quickly and I got it 2 days after the inspection. It was extremely thorough and easy to digest. Would absolutely recommend the service.”

“Absolutely fantastic service! We urgently needed a BER certificate for our apartment, and this company came through big time. The engineer who handled our survey was professional, thorough, and most importantly, kept his promise. He sent the certificate to us the very same day, which was a huge relief. I couldn’t be more impressed with the speed and quality of service. Highly recommend!”

Homeowners don’t usually request structural surveys, but real estate owners usually do. That’s what I learned when I needed one for my home.

Eventually, I stumbled upon Thornton’s Chartered Surveyors, which seems to focus more on land surveys, declarations of identity, and registry-compliant mapping.

Property values can change significantly depending on their location, but maps don’t always match with others for numerous reasons.

It just so happened that I needed such services for my new home. I had a problem with determining its address as it seemed to sit in the border of two towns.

I asked Thornton for help. Fortunately, they were easy to work with as they provided a quotation and price immediately.

They arrived at my property after a few days, and they were able to perform the land registry-compliant mapping in a day.

I received the report via email the day after, but I had trouble understanding some of the terms in the survey report. Thankfully, Thornton’s Chartered Surveyors were kind enough to explain them on the phone.

I also felt relieved that they didn’t charge me for that extended explanation! Keeping their professional status, they had various insurances such as Professional Indemnity Insurance, Public Liability Insurance, and Employers Insurance.

My only problem was they closed during weekends, which was the only time when I and most other folks can accommodate structural surveys.

Pros

  • Maintains several insurances
  • Provides comprehensive surveying options for commercial properties

Cons

  • Closed on Saturdays and Sundays

“I cannot recommend Thorntons more highly, they surveyed a house for us and I was very happy with the report. Moreover, I was able to engage directly with them to ask specific questions about the report which was exceptionally useful. A special thank you to Darren and Sinead for all their help!!”

“We were more than satisfied in our interactions with Thorntons. The office were well organised and on the ball, while Patrick really looked after us through surveys on a couple of properties before we purchased our current home. The guys are professional, friendly, well organised and thorough. What more can you ask for?”

After looking online for the best surveyors in Ireland, I found iSurv. I believe they deserve to be commended for their straightforward process.

Just call and/or email them, discuss the situation, and they’ll be at your home within a few days to perform the structural survey.

I found this very convenient, especially for a homeowner who doesn’t usually avail of surveying services. Also, iSurv shows it has a firm understanding of housing defects and conditions.

I had my bedroom walls renovated recently, but their colors seemed to fade a couple of days after that service. That’s when I asked for an opinion on compliance.

When they arrived at my place, they suggested that there might be a few problems with my walls, such as wet rot and radon. They even showed me their informative graphics on their website and Facebook page.

Of course, they can only confirm such problems once they complete the report. Within the week, I received the report and felt surprised at the quality.

The report was remarkably detailed, showing a quality that I often associate with larger companies. What’s more, it has specific pricing for its services.

They were quite competitive, too, as the Opinion on Compliance service cost only around €399. My only issue with iSurv was they were closed on Sundays when most people would be able to accept surveyors on their premises.

Pros

  • Maintains several insurances
  • Produces highly detailed reports

Cons

  • Closed on Sundays

“The test was very thorough and done without any fuss by Pieter who seems to have endless knowledge of his profession.”

“Very thorough eye check with comments on possible health issues. And the new glasses are perfectly set and comfortable to wear.”
